You Want To Homestead! Part Two!
In part one of this series, we talked about starting out homesteading. We went over how much land you would need for what you wanted on your homestead. We also covered the pros and cons of raw land and finding land ready to start homesteading. In part two, I want to discuss the other things about the land or homestead you found and are thinking about buying.

You found what you wanted and you are ready to buy. STOP! Before you do this there are some things you need to figure out first. If you want animals, cows, goats, pigs, and chickens or just a couple of the above. Go to the zoning and planning in the county you are looking in and ask about that piece of land or that readily built homestead. Here is some questions for you to ask, What is the property zoned, is it residential, commercial or agricultural land. That will let you know if you can have animals or not on that piece of property, if you are not sure, ask point blank, can I raise pigs, cows, chickens or whatever animals you want. One thing not to do is buy the land and then not be able to have animals on it. Stay out of the city limits and you will have some more freedom to have and raise animals, also will be easier to be off the grid and check about rainwater collection of that is something you want to be able to do.

With buying a ready-made homestead remember that just because it was a homestead and had animals at one time, never assume it to still be zoned for that. A rezone could have happened and the prior owners had a grandfather clause to allow them to continue with what they were doing. The change means that you may not be able to anymore. I can not express this enough always, always check to make sure.

With the raw land, you will have to find out about the septic systems regulations in the county, where we are we had to get a variance on our land because you have so many acres for one septic tank on and it was 3 acres for one house with septic. We only had 11 acres so because we did not have 12 acres we have to petition for a variance to get the fourth house with the septic tank on the property.

Again always talk to zoning and planning in the county you are looking to buy in. I have heard many times of people not checking and getting in hot water for having animals and doing something that was not allowed by the zoning that the land or homestead was in. It could mean fines and lots of out of pocket costs to you. It could mean you have to get rid of animals or whatever it is that the land or homestead was not zoned for. Then you will not be happy and have to wait to sell and start again or just not do what you want to do. Be more self-sufficient! Is that not the goal of homesteading?
