Big Data: Will Data Control "Markets"?

Yes, the term "Big Data" has become overused because it is used in all sauces. Yes, a real marketing phenomenon has seized on this new paradigm that emerged in 2012. Yet, its impact is very real, on (already) many markets and industries.

Aviation, E-Marketing, real estate and many other ecosystems are the playground of the neo-experts of data. In order to substantiate my remarks, I propose that you focus on the real estate sector.

The Big Data in a nutshell

The Big Data is related to the recent explosion of data, namely the multiplication of available data. Companies, and governments, have every interest in knowing how to deal with them in order to anticipate (security risks), predict (online behavior), plan (E-marketing actions) ... and sell more! Apple-converted-space "> The impact on decision-making is essential.

Indeed, it is the whole process that has been rethought since the emergence of Big Data: from the harvesting of data to its processing / analysis. I want to emphasize that it is the diversity of the data that is "interesting", and not necessarily the volume. Smartphone, touchscreen, GPS, bracelet connected, bank card, applications, games ... yes, everything is traceable or almost. The "simple" data has become complex, quite simply.

Big Data and Real Estate

Focus on the real estate world where data are even more queens than within other industries. The "stone" remains an economic model so "sure" that the objective is simple: to perpetuate the investment-king of the old world by adapting it to the new world. Clearly, the data related to this sector abound: price trends, analysis of transactions or data related to urban planning, information reigns in the world of real estate.

Dedicated applications, websites and large market platforms are packed with information. Whether transactional delays (between visit and actual purchase), online behavior of the buyer (appetite for content, newsletters, etc.) or the market (geographical areas that are developing / stagnating / Drop), the plurality of data is a gold mine for agents and other real estate developers.

Everything is dealt with, even with data on the academic success of a particular neighborhood, the quality of medical facilities in the vicinity of an area or the "population" residing there. Ultimately, CRM or data visualization tools make it possible to make decisions more clearly and, above all, to fix prices.

Open Door and HomeLoop: Buy at the Right Price

To go further, know that there are even predictive applications (the best known being SmartZip). The French application HomeLoop, which is the copycat of the American application Open Door, has set up an algorithm whose objective is to allow a real estate purchase in less than 48 hours! Clearly, the stated objective is speculation: buy a property "quickly" in order to resell it within 3 months with added value.

This startup has just raised 1 million euros, and, it does not intend to limit itself to the French market. Thanks to the fine analysis of a large number of demographic, socio-economic or urbanistic data, everything is chewed so that the buyer has only to sign his signature on the sales compromise. I emphasize that this entity is based on Big Data, but also conducts a physical audit covering more than 100 criteria.

What about artificial intelligence?

Like Big Data, artificial intelligence is also a fashionable term. To date, the algorithms are facilitators and save a lot of time while minimizing the risk of capital losses.

Also, applications are in preparation to allow, via artificial intelligence, to make the purchase for you! In terms of AI, we often know how to imagine a Frankenstein scenario, a kind of loss of control 4.0 ...

Here, everything would be automated and 2 questions taunt me: How far will we go? What mistakes must be made to avoid total loss of control?
